As a property owner or manager one of your many responsibilities is to provide adequate parking for your tenants. We provide the ability for you to monitor and manage your lot to ensure that there is always parking available for your tenants by having us patrol your lot as frequently as every sixty to ninety minutes.

Making Your Job Easier

Managing a parking lot to monitor unauthorized vehicles is a full-time job and there are better ways to spend your valuable time than dealing with tenant complaints or walking around a parking lot several times a day identifying vehicles that are taking parking spaces from your tenants. By frequent patrolling, we maintain a constant presence of management in your lot. This constant presence discourages potential violators and is the main reason parking places are always available for your tenants.

As you will see in the referral letters from our clients when our services are engaged we relieve you of all the responsibility for parking issues in your lot and your life becomes much more peaceful and productive. Contact with tenants over parking issues disappears because we have assumed your role in managing the lot giving you the ability to maintain a positive relationship with your tenants. Once we are involved everything related to parking is handled by us. If you will refer to Addendum “A” you will also see that we customize what we do to meet the needs of your property.

Once again the referral letters will show you that we get results. Not only do the managers appreciate our service but the tenants do as well. In many complexes, the tenants know our drivers by name and quite often tell them how much they appreciate always having a place to park.

Why Does It Work So Well?

People learn most effectively from experience. In this case, the immediate penalty for violating your parking policy serves as an effective deterrent and discourages return offenders. Parking tickets are unenforceable on private property and in our experience once offenders find that they can throw parking tickets away without any penalty they soon return to repeatedly parking in your lot. We have also found that towing is the harshest form of enforcement because it creates extreme reactions of anger from those that have been towed and in return creates animosity and resentment from tenants. Booting is the least offensive and yet most effective form of enforcement. A booted vehicle is still where the offender left it so they do not have to go looking for it. All the information that pertains to the boot removal is attached to the driver’s window of their vehicle. The fee is about one-third of the cost of towing. The process for removal of the boot is quick and easy. They simply call a phone number and a driver can usually be there within fifteen to twenty minutes of receiving the call.

Our Philosophy

Our success has been created on the philosophy of treating people with dignity and respect and making the entire process as painless as possible. We understand that an offender is in a situation they don’t want to be in. By treating them politely and using terms like “Sir” and “Ma’am”, Yes Sir and No Sir we convey a message of respect for them as individuals. We help them feel in control of the situation by asking them to make decisions about steps in the process. When they feel somewhat in control their attitude softens and they in turn exhibit the same attitude of respect and become willing to accept responsibility for their actions.
